The Big Myth About Buying & Selling Property in Dubai: Busted!

For years, a whisper has circulated through Dubai’s property market:

“You can’t sell or buy without an agent.”

This so-called “rule” has been repeated so often that many people take it as fact. And real estate agents, the ones who benefit most from this belief, aren’t in a hurry to correct it.

The Truth

You can legally buy and sell property in Dubai without involving an agent. The Dubai Land Department (DLD) has made the process straightforward for direct transactions between buyers and sellers, provided all legal steps are followed.

In fact, the process is simple:

1. Agree on price & terms with the other party.

2. Prepare the required documents, passports, Emirates IDs, title deed, and seller cheque.

3. Get the NOC from the property developer (IF required). You can check this through any trustee office, they are always happy to help.

4. Visit a DLD Trustee Office to finalize the transfer and pay the official fees.

5. Receive the new Title Deed, no agent required.

Some real estate agents will deliberately avoid showing you certain properties if you’re already working with another agent. Why? Because it means they’ll have to share the commission. Instead of focusing on finding you the perfect home, they focus on protecting their own paycheck, limiting your options and potentially costing you the opportunity to see your ideal property.

What Fees to Expect Without an Agent

All fees are transparent, clear and easy to verify. This is what is usually paid:

DLD fee (Dubai Land Department fee) – 4% of selling price. This fee is always fixed and is paid by the Buyer. But if the parties renegotiate – any party can pay it or split it.

Admin fee – AED580. This fee is always fixed and is paid by the Buyer. But if the parties renegotiate – any party can pay it or split it.

Trustee fee – AED4200. Usually paid by the Buyer.

Seller’s agent fee – 0%

Buyer’s agent fee – 0%

Why This Myth Exists

Let’s be honest, for some in the industry, it’s in their interest to keep you dependent. Commission fees (often 2% of the sale price from each party) can be substantial, and fear is a powerful motivator. If buyers and sellers believe the process is impossible without an agent, the commissions keep flowing.

When You Might Still Want an Agent

While you don’t need an agent for the legal process, one can still add value in:

  • Marketing your property
  • Negotiating deals
  • Navigating complex situations (off-plan resales, disputes, etc.)

But remember: their role is optional, not mandatory.
